When Your Tenants Move Out,

 We Move In !!!

We Inspect

The Entire Apartment.

We Document

All Damage And Normal Wear.

We Report

What Code-Related Repairs Must Be Done.

We Recommend

What Other Improvements Should Be Done.

You Decide What You Want Done.

We Make Sure It Gets Done.

You Can Retain Us For Only

 The Initial Inspection And Report

And Supervise All The Repairs

That Our Report Recommends By Yourself,

Or, You Can Also Retain Us To Coordinate

All Of The Required Repairs For You.

 It's Your Choice.

The Sooner You Contact Us,

The Sooner You Can

Begin Interviewing

 New Tenants.

New Tenants Expect Your Apartment

To Be Clean And Safe Before They Move In.

They Also Expect All Necessary Repairs

To Be Made Before They Move In.

 We Can Make Sure

 It All Gets Done,

While You Make Sure

That Your New Tenants

Can Be Trusted With Your

   Restored Apartment.

Well,

As Sure As You Can Be, That Is.

 As You Know,

Selecting New Tenants

Is An Uncertain Science.

 No Matter How Well

You Screen New Tenants,

You Sometimes Regret Your Choice,

Soon After The New Tenants Move In.

Yes,

Some New Tenants

Soon Become

Problem Tenants

  With Attitudes.

The Transformation Is Always

 Very Disappointing.

No Matter How Many Apartments

   You Own, Or Manage,

You Can Use Our Help

Between Tenants.

Despite Some Of The Unpleasant Problems Involved,

Providing Clean And Safe Rental Housing

For Honest And Hard-Working Families

In Your Community Is An Honorable

And Gratifying Pursuit.

However,

All Tenants Are Not The Same.

Most Tenants

Do Their Best To Comply With The Rules

Of Tenancy And Live As Good Neighbors Should,

But Then There Are Others Who Give

All Tenants, In General, A Bad Name

Because Of Their Uncivilized Behavior.

Some Tenants

Leave Your Apartment

Without Cleaning The Mess They Created,

Or, Repairing The Damage They Deny Causing.

They Feel That The Rent They Have Paid

Should More Than Cover The Cost Of

The Cleaning And The Repairs Required

After Their Departure.

In Many Cases, They Even Expect You To

Use Their Security Deposit For Their

Last Month's Rent, Instead Of

Using It To Cover The Cost Of Repairs.

Some Tenants

 Are Child-Like And Are

Simply Overwhelmed By

The Basic Expectations Of Adulthood,

While Others Are Nothing More

Than Destructive Misfits Who

Don't Respect Themselves Enough

To Respect The Apartment

You Rent To Them.

Believe It Or Not !?!

Sometimes We Are Called Back

To Recondition The Same Apartment

Twice In The Same Year.

The Cycle Never Ends.

As You Already Know Too Well,

If You Decide To Enforce Tenancy Rules

While They Still Reside In Your Apartment,

You Sometimes Begin An Unpleasant Sequence

Which Ends Up In Housing Court,

If You Are Evicting Them,

 Or, In Small Claims Court,

After They Are Evicted,

Or, If They Move Without Warning.

No Matter Which Scenario,

It Ends Up To Be

Your Word Against Theirs In Court,

Unless,

You Are One Of Our Clients.

In Which Case, We Are Viewed

As A Neutral Third Party

By Housing Court During An Eviction

And Small Claims Court After An Eviction

Or, After A Common Tenant Disappearance.

 As A Result,

 Your Credibility Is Unchallenged.

Why ?

 Simply Because ...

We Can Confirm The Condition

Of Your Apartment,

 Before It Was Occupied,

And

 After It Was Vacated.

Our Apartment Preparation Service

 Costs You Almost Nothing !!!

How ?

If You Subtract Our Fees

From What Our Involvement Allows You To Save,

In Time And Money, During The Cleaning And Repair Process,

Our Service Does Actually Cost You Nothing.

Do The Math !!!

How Much Is Your Time Worth ?

How Long Will It Take To Gather Estimates By Yourself ?

How Much Will You Possibly Overpay The Wrong Contractors ?

How Much Will You Pay To Have The Same Work Done Twice ?

Add It All Up, And Then Subtract Our Fees !!!

When We Are Involved With The Cleaning And Repair Process,

Contractors Submit Estimates That Are Fair,

Because, They Know ...That We Know ... What Is Fair.
